A Michigan couple paid off their $200,000 mortgage in less than 4 years on a combined salary of $150,000. Here's how they did it — and their tips for anyone trying to do the same.

Hill Family Spring 2018 (95) (1)

In 2013, Andy Hill and his wife Nicole decided to move from their small bungalow to a 2,600-square-foot ranch-style home in the metro Detroit area. With one child under two years old and another on the way, it was time for the couple to buy a nicer, newer home for their growing family. The couple bought the $350,000, four-bedroom house by putting down $155,000 and taking out a $195,000 mortgage . At the time, Andy was (and still is) a sales director and Nicole became a stay-at-home parent shortly after the moved. Andy told Business Insider that while they settled on a 15-year mortgage with a 3% interest rate, they set a goal to pay the whole thing off in less than five years. With an annual household income that ranged between $150,000 to $180,000 and a monthly mortgage payment of $1,900 (including taxes and insurance), Andy told Business Insider that the journey to becoming debt-free required tracking expenses, creating a budget, and having a clear plan with Nicole. In fact, every month the couple had a " budget party " where they assigned a purpose to each dollar of their monthly income. The couple made their first mortgage payment in January of 2014 and their last payment in November of 2017. In an exclusive interview with Business Insider, Andy shared three pieces of advice to anyone looking to pay off their mortgage as quickly as possible.  1) You need to increase your income or decrease your expenses To pay off your mortgage as quickly as possible, Andy suggests either increasing your income or decreasing your expenses. Andy and Nicole did both. Whether it was a bonus at work, tax returns, or money made by selling things around the house, Andy said that any extra money the couple came into would go toward paying off the mortgage. Some of their money-saving strategies included getting rid of their cable, packing a lunch for work, shopping at a more affordable grocery store, and negotiating down their cell phone bills and insurance bills.  "By reducing our expenses, we were able to make additional principal payments each month. This had a major impact in the dramatic reduction of our mortgage," Andy wrote in a blog post . 2) You need to write out a plan When Andy and Nicole wrote out their plan, it became more realistic. Andy explained that, to stay on point, it was crucial to have an open line of communication with Nicole so that they could make adjustments to the plan when needed.  "Make a plan, write it down, and make sure your partner is on the same page as you," he told Business Insider. 3) Be prepared for a not-so-thrilling process Andy told Business Insider that while being mortgage-free in less than five years is exciting, the process of getting there is not that thrilling. His advice to those looking to pay off their mortgage as quickly as possible is to have a reason. "There needs to be a why," he explained. "You have to have a reason. What are you going to do at the end? What is it going to allow your family to have?" For Andy and Nicole, there have been plenty of answers to that question. Paying off the mortgage has meant they've been able to go on more family vacations, save up for their first rental property, max out th Číst dále >>>

San Francisco's housing market is so dire that the city's radioactive Treasure Island is finally getting a $6 billion makeover. Meet the residents who have lived on it for years.

treasure island san francisco 118

  • San Francisco's Treasure Island is not perfect.
  • The ground of the island has been found to be contaminated by Cold War-era US Navy operations, it's sinking quickly as sea levels continue to rise, and it's not easy to get to.
  • But the city needs housing, plain and simple, and the island has the space for it.
  • A full-scale development of Treasure Island has been in the works for 25 years. In the meantime, the island has been used to house the formerly homeless and others in need of supportive housing.
  • Some have made the peaceful landscape their home. But the $6 billion make-over is finally reaching its early stages, and luxury condos, upscale retailers, and thousands of high-earning workers are expected to move onto the island within the next decade.
  • We spoke to two residents who have lived on the island for years, one of whom says she and her family have been personally affected by the island's radioactive leftovers.
  • Here's what Treasure Island is all about — from its history to the present-day to its future — and how the two residents are grappling with the impending $6 billion change.
  • Visit Business Insider's homepage for more stories.
Treasure Island may be San Francisco's most unlikely neighborhood. First off, it's an island, a small, man-made landmass that sits in the bay between San Francisco and Oakland, California. There are 2,000 residents, an overpriced grocery store, geese roaming sports fields, a few wineries, abandoned buildings, and not much else. It's also peaceful and removed from the hectic hustle-and-bustle of San Francisco, with stunning million-dollar views of the city and the Golden Gate Bridge. "It was pretty — that was my first thought," Trelease Miller, who moved onto the island permanently in 2008, told Business Insider. treasure island san francisco 38 Treasure Island has had a few different lives in its 60 years, from the site of a World's Fair to a US Navy base. It's been given many names too, from Magic Isle to the Artificial Lily Pad. Residents have lived here since the late 1990s, some of whom are low-income, formerly homeless, or in need of supportive housing. Some told us they've made a nice life for themselves on the beautiful and isolated island. But a redevelopment plan that's been a long time coming is poised to finally disrupt the natural rhythms of the island and its inhabitants. It's already begun — construction crews at work on the island have resulted in the land looking even more like the setting of an apocalyptic movie. "It's ugly out there," Mike Bartell, a formerly homeless war veteran and Treasure Island resident of three years, told Business Insider. "It looks like a war zone." treasure island san francisco 94 Eventually, over 8,000 homes, 500 hotel rooms, upscale retailers, office space, 300 acres of parks, and a ferry terminal will be built on the island in the coming years. The project's developer also has had to shore up the island for seismic activity and for a rising sea level — the landmass was found to be sinking into the bay. Housing units will be priced at market rate, which by San Francisco standards is nowhere near affordable for the masses — meaning the island's future residents will likely be wealthy workers in tech or finance. Since this redevelopment has been planned for over two decades, it's subsequently strapped financially, Sherry Williams, Executive Director of One Treasure Island — a coalition of homeless service and housing advocacy groups for the island — told Business Insider. And while new living units can be a welcome feat in the crowded city, what is more sorely needed is affordable housing. Only 27% of the new housing that is planned on the island is slated to be affordable, or below-market-rate. Číst dále >>>

6.9-magnitude earthquake hits Philippines

Náhled

A strong earthquake jolted the southern Philippines on Sunday, causing a three-story building to collapse and prompting people to rush out of shopping malls, houses and other buildings in panic, officials said. The Philippine Institute of Volcanology and Seismology said the 6.9-magnitude quake struck an area about six kilometres northwest of Padada town in Davao del Sur province. It had a depth of 30 kilometers. Ricardo Jalad, who heads the Office of Civil Defense, said his office received an initial report that a small three-story building collapsed in Padada as the ground shook and that authorities were checking if people got trapped inside. The building housed a grocery store, Jalad said without elaborating. Officials in the southern cities of Davao and Cotabato, where the quake was felt strongly, suspended classes for Monday to allow checks on the stability of school buildings. Some cities and town lost their power due to the quake, officials said. The Davao region has been hit by several earthquakes in recent months, causing deaths and injuries and damaging houses, hotels, malls and hospitals. The Philippine archipelago lies on the so-called Pacific “Ring of fire,” an arc of faults around the Pacific Ocean where most of the world's earthquakes occur. British Author Found Dead and Buried in Woods Near Her Dominican Republic Home A British author was found dead and buried in a shallow grave outside her Dominican Republic home days after she was reported missing, according to local media reports. The body of Lindsay de Feliz, 64, was found Thursday by a canine unit in the woods near her home in Moncion, according to local news outlet, Hoy. Her body, which showed signs of strangulation, had reportedly been buried in a 2-foot-deep hole, wrapped in a yellow sheet and plastic bags used for dog food.  Authorities said Danilo Feliz, her 50-year-old husband, reported the author missing on Tuesday. On Thursday, he was arrested in connection with her death along with his 29-year-old son, Dani Alberto Feliz, and a third man, 37-year-old Anquilino Rosario Sanchez. “We are in close contact with the police in the Dominican Republic following the death of a British woman in Mao,” a spokesperson for the U.K. Foreign Office told The Independent. Some of her former classmates and friends offered a reward this week for any information resulting in de Feliz’s discovery, writing on Facebook that she was “in great spirits” before she disappeared. “She is loved by so many people and is the most generous caring woman I have ever met,” Easton Hector-Brown wrote.Air Force Major Charged With Murder After Missing Wife’s Remains FoundAccording to her website, de Feliz was born and raised in the U.K., where she earned a degree in French and German at Wolverhampton University, and later an MBA at Bradford University. “Following a successful career in marketing she decided to leave it all behind and follow her dreams,” her website states. “Arriving in the Dominican Republic as a scuba diving instructor, for a six-month contract, she ended up staying and married a Dominican, becoming a stepmother to three young boys.”The 64-year-old has written two books about living in the Dominican Republic—What About Your Saucepans? in 2013 and Life After My Saucepans: Lifting the Lid on Living in the Dominican Republic in 2017.In her first memoir, de Feliz chronicled the first decade of her life in the Dominican Republic, from her decision to abandon her marriage and “successful career” in England to her at times tumultuous life in the Caribbean, where she fought against political corruption alongside her new husband and was once shot at in her home. In her second book, de Feliz shares more about her life as an expat, and their decision to live “in hiding, away from the beaches and tourist resorts, in the mountainous, remote, sparsely populated north-west of the country.”“Will Danilo return to politics, will they turn their lives around and will they adapt to their new surroundings?” a description of the book reads. St. Louis Woman Looked Up ‘What to Do if Your Husband Is Upset You Are Pregnant’ Before Her Murder: WarrantsIn addition to her books, de Feliz worked as a translator and marketing consultant. She also maintained a blog chronicling her adventures in the Dominican Republic. Days before she went missing, the author wrote that she and her husband, a newly minted lawyer, went to Puerto Plata for a murder trial, where she was serving as a translator for his client. Later in the Nov. 29 post, de Feliz said she excused herself from the courthouse to stop by a grocery store to pick up some special items for her birthday, which she feasted on while her husband was traveling for work.“The next few days he was away, working on more cases so I stuffed my face with baked potatoes, slathered in real butter and horseradish, rare steak and cream pepper sauce, and a pile of mushrooms,” she wrote. “Pure heaven and a total change from mashed plantains and a tin of sardines.”Read more at The Daily Beast.Got a tip? Česká politická scéna jako na dlani

Šok. Politolog Sokol o zákulisí britských voleb. Johnsonovi prý fandili i v EU. Teď to půjde ráz na ráz

15.12.2019, 17:47

Mimo jiné uvedl, že i kdyby v Bruselu všichni chtěli okamžitý, rychlý brexit v prvním termínu, Británie ho prostě nebyla schopna.

Lže, vezla si zadek první třídou! Greta si stěžovala na německé vlaky. Musela prý sedět na zemi v uličce. Jenže...

15.12.2019, 16:58

Politolog Jelínek i o tom, zda Kalousek přežije útok Pirátů

15.12.2019, 16:35

ROZHOVOR Babiš nejlépe komunikuje s voliči, zato ČSSD a KSČM udělaly spoustu chyb a ztratily levicovou razanci, říká politolog Lukáš Jelínek k aktuálním výsledkům průzkumů preferencí. „Jelikož i Trikolóra nabízí silného vůdce s vyřídilkou, jejímu vzestupu bych se nedivil,“ říká Jelínek na adresu Václava Klause ml., jehož hnutí v jednom z posledních šetření voliči přisoudili 6,5 procenta. Zároveň jde prý o potenciálního koaličního partnera ANO, za kterého by se Babiš nestyděl. A problémy opozice? Hádky, jiné programové priority, chaos, ale i osobnost Miroslava Kalouska. Na druhé straně také úvahy o koalicích...

Halík promluvil. Zeman je hrubý, lže a rozděluje společnost. Naději vkládám do Mináře

15.12.2019, 16:02

Teolog Tomáš Halík se znovu pustil do prezidenta Miloše Zemana. Současná hlava státu podle pana profesora záměrně rozděluje společnost, štve venkov proti městu a posiluje ve společnosti nebezpečné předsudky. V tom je vlastně takovým protikladem zakladatele našeho státu T. G. Masaryka. Kriticky se Halík vyjádřil i na adresu kardinála Dominika Duky.

Dusno. Michálek u Moravce brousil nůž na Kellnera. Štěch se pustil do Miloše Zemana, tohle by prý neměl

15.12.2019, 13:50

V nedělních Otázkách Václava Moravce se setkali předseda Poslanecké sněmovny Radek Vondráček (ANO), místopředseda Senátu Milan Štěch (ČSSD) a předseda poslaneckého klubu Jakub Michálek (Piráti). Michálek se okamžitě pustil do firmy Home Credit Petra Kellnera. Aktivity této skupiny v Číně a v Česku považuje za ohrožení demokracie. Milan Štěch se pustil do prezidenta Miloše Zemana, byť ho odmítl přímo jmenovat.

Dinosaurus NATO se ztěžka vleče

Finian Cunnigham 12.12.2019, 00:10
